Regrouting in Brogdale

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

About our regrouting in Brogdale

Regrouting is generally paired with resealing. Grout belongs between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. We work on kitchen splashbacks, bathroom floors and bathroom wall tiles, and people most often call us about splashback grout that has darkened and dirty, worn grout on a tiled floor.

For a small place like Brogdale, regrouting is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

A one-year guarantee comes as standard.

Brogdale questions

Do you take on hotel work around Brogdale?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will you come out to Brogdale?

Yes, Brogdale is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What if some of my tiles are loose?

Loose tiles need refixing before regrouting. We’ll point them out at the start.

Can you change the grout colour?

Yes, regrouting is the time to do it. Mention the colour you have in mind when you call 0345 464 0079 or send us an email.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

How long does regrouting take?

It depends on the size of the job, but as a guide it takes a few hours, or longer for a fully tiled room. We’ll tell you when we quote.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How to look after the new joints

After the cure time, these simple habits help:

  • Have loose tiles looked at early
  • Skip wire brushes and scourers
  • Keep an eye on the silicone along the edges
  • Wipe or squeegee the shower walls

Keep an eye on the silicone in the corners. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.

Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

How the visit works

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room for a typical job. In a small place like Brogdale, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children

Advice

What regrouting looks like in Brogdale

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Brogdale has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Rented homes near Faversham station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. Managing a site like Ospringe Church of England Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St Peter and St Paul, older homes can move a little, which is hard on rigid grout and tired sealant.

Brogdale is about 1 mile south-west of Preston, in Kent. Brogdale gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. What sealant work can’t fix

To be straight with you, there are a few things sealant won’t fix:

  • Water coming from plumbing rather than grout
  • A leaking wet room membrane
  • Tiles that are chipped or split

If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Where we work in Brogdale

  • Bathroom wall tiles
  • Shower walls
  • Bathroom floors
  • Wet rooms
  • Tiled floors
  • Kitchen splashbacks

Why deal with it now?

Colouring the surface of old grout is a quick cosmetic fix. They don’t fill cracks or stop water, and stains can show through again. Raking out and regrouting replaces the grout itself. Older cottages and farmhouses around Brogdale can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Surface by surface

Wet rooms

Both the grout and the silicone in a wet room matter. We renew both.

Shower walls

Shower walls get wet every day, so grout there works hardest. It normally fails first.
