Remedial sealant near Ware

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most joints, depending on how much old sealant has to come out. In a small place like Ware, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit

Remedial sealant in Ware, done properly

In Ware, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. We work on botched or over-sealed joints, shrunken worktop sealant and expansion joints, and the jobs we see most are a shower that leaks however often it’s resealed and gaps opening along the back of the worktop.

Being in a small place like Ware makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

We stand behind the work with a 12-month guarantee.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Ask why a joint failed before redoing it
  • Check ceilings under showers for marks
  • Keep bleach and abrasives off the bead
  • Always have old sealant cut out, not covered

Where we’ve pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What we are called out for in Ware

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.

These are the problems we’re asked about most:

  • Mould trapped under a layer of silicone
  • Thick, messy sealant smeared over tiles
  • Beads that never stuck properly
  • Over-sealed joints coming away

Around Ware, as everywhere, remedial sealant is only as good as the preparation behind it.

Our hiring checklist

Why deal with it now?

Mould under a bead cannot be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. Older cottages and farmhouses around Ware can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why us?

  • Homes, businesses and hotels
  • Over 20 years’ experience
  • Anti-fungal sanitary silicone in wet areas
  • We never seal over old sealant

What affects the quote in Ware

For a quick quote, just ask. What matters most is:

  • The type of sealant required
  • Whether the work is at height
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • Whether it’s a home or a business

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, ring 0345 464 0079 or send us an email.

Questions from Ware

Can you do remedial sealant in Ware?

Yes. Our work covers London and the South East, and Ware is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.

Will you come out to Ware?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

When is the sealant fully cured?

Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What happens if the problem is the tray or the plumbing?

In that case, we tell you what we have found. You may need a plumber or bathroom fitter.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
