Do you work for landlords with property near Minster station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

How do I get a quote for commercial sealant in Ware?

Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or drop us an email and tell us what needs doing and where.

When can guests or staff use the shower again?

Normally after around 24 hours. Each room is handed back with the cure time for the product used.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you supply method statements and risk assessments?

We’re fully insured, and we will go through your site’s requirements with you. Send over your requirements and we’ll confirm what we can provide.

Can you do several jobs on one visit?

Yes, we can. More than one area can go on one quote.

Commercial sealant in Ware, done properly

Commercial work is planned around the building, not the other way round. Rooms can be done one at a time, floor by floor or in batches, and out-of-hours work or early starts can be arranged where it helps. We work on rental portfolios, hotel bathrooms and office washrooms & kitchens, and the jobs we see most are split sealant around staff kitchen worktops and sinks and sealant failing again soon after quick repairs.

For holiday lets, converted business premises or a community building near Ware, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

Big or small, it’s backed by our 12-month guarantee.

Why it’s worth doing now in Ware

Refitting a washroom is a big, disruptive project. If the fittings are in good order, new sealant is often all it needs. We’ll tell you if we find anything that needs another trade. Around Ware, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before any work starts.

Signs you need commercial sealant in Ware

Quick fixes come back quickly. Sealing over old silicone, sealing wet joints or using the wrong product all lead to the same thing: another reseal before long.

Look out for any of the following:

  • Leaks from showers into rooms or ceilings below
  • Mouldy washroom sealant that staff and guests notice
  • Too many rooms to reseal without closing the building
  • Sealant failing again soon after quick repairs

Rented homes near Minster station change hands often, and several rental properties can be resealed on one programme.

Honest limits

New sealant cannot fix everything, and we will tell you before we start. Sealant won’t put right:

  • Water damage behind the tiles that needs a tiler or builder
  • Cracked trays or baths rather than failed joints
  • Leaking pipework, valves or wastes (a plumber’s job)

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.

Work for landlords, hotels and businesses

If you manage several properties in or around Ware, several properties can be quoted together. Send us the addresses and the work at each.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours per room, so whole buildings are phased. Somewhere like Ware needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start with a site walk to agree the rooms and the timing.
  2. Each area is protected and the old sealant cut out completely.
  3. We clean the joints, treat any mould and let them dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Before we arrive

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • Clear items away from the joints we’re working on

Ask for a quote

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Keep a record of which rooms were resealed and when
  • Give housekeeping the cure time for every room
  • Check extract fans are actually running
  • Book larger programmes for quieter times of year

Ask staff to report splits or lifting sealant early. Catching one split early can save a leak later, and if anything looks wrong, just call 0345 464 0079 or drop us an email.

Rooms out of use cost a hotel or landlord money. Catching faults early means they can be put right in a short window, before they become leaks that take the room out of use.
