How we quote for remedial sealant
The price is agreed before any work begins. It takes into account:
- Whether the work is at height
- How many areas need sealing
- The size of the job
- The type of sealant required
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before we start.
What we need to know
Before you ask for a quote, have a think about:
- If someone has resealed it before
- Where the job is, and your postcode
- The problem you’ve noticed
- Any access issues, like height or stairs

Remedial sealant in Woodland
Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that is what we find, we’ll tell you rather than reseal something that won’t fix it. We work on mouldy bath & shower sealant, botched or over-sealed joints and expansion joints, and the jobs we see most are dark patches showing through the sealant and sealant that came away because the surface wasn’t prepared.
Being in a small place like Woodland makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
A one-year guarantee comes as standard, so you are covered after we’ve gone.

The process
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. In a small place like Woodland, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
How to prepare
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Mention if the joints have been sealed before
Getting a quote
We quote each job on its own, so the first step is telling us about yours. Just phone 0345 464 0079 or drop us an email with the details.

Leave it or put it right?
Another bead over the top won’t fix a failed joint. It does not grip the old layer, so the leak carries on and there’s now more to remove. Older cottages and farmhouses around Woodland can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, call 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

When something else is needed
We’ll always be straight with you, so here’s what new sealant will not do:
- A leaking trap, valve or supply pipe
- A cracked shower tray or bath (that needs repair or replacing)
- A bath, tray or worktop that moves until it’s properly fixed
If in doubt, call 0345 464 0079 or send us an email and we will say what we think.
What we seal
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Expansion joints
- Shrunken worktop sealant
- Failed movement joints
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Keeping the joints in good condition
Looking after new joints is easy:
- Keep an eye on the ceiling below the bathroom
- Don’t wait for a small gap to become a leak
- Always have old sealant cut out, not covered
- Keep movement joints clear of mortar and paint
Keep the room ventilated: use the extractor or open a window after showering.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

Surface by surface
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath.
Windows & doors
Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces before backing and resealing.
Woodland homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Westenhanger station? Then botched sealant from a previous quick fix is easier to strip out between tenants. Managing a site like Lyminge Church of England Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
