Remedial sealant in The Platt, done properly
Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we’ll tell you rather than reseal something that will not fix it. If you have a shower that leaks however often it’s resealed and beads that never stuck properly, we can help.
Somewhere as small as The Platt, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Do you need remedial sealant in The Platt?
Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.
If you can see any of these, it’s time to have the joints looked at:
- Sealant applied over old sealant that has lifted
- Sealant peeling off a dusty or damp surface
- Dark patches showing through the sealant
- Smears and lumps from a botched reseal
For an older house near a landmark such as The Parish Church of St Alban, older homes can move a little, which is hard on rigid grout and tired sealant.
What your quote should include
- How the colour is chosen
- What happens if the job turns out different
- What the quote includes, VAT included or not
- When the joint can take water or movement
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Keep bleach and abrasives off the bead
- Keep the room well ventilated
- Have loose fittings fixed before resealing
- Do not add new sealant on top of old
Keep the room ventilated: use the extractor or open a window after showering.
Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
Common questions in The Platt
Will you come out to The Platt?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Frant station. Can you help?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover The Platt.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
What should I tell you?
A short description and the location. We’ll ask anything else we need to know.
Can failed expansion joints be resealed?
Yes. Backing sets the depth and stops the sealant sticking to the back.
Remedial sealant around The Platt
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Schools such as Frant Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Frant station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on how much there is to do. Somewhere like The Platt needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you are told about anything else we found.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Keep pets and children clear of the area while we work
- Where the joints are inside, avoid wetting them before we arrive

What affects the cost of remedial sealant
There’s no set price list. The quote depends on:
- The number and length of the joints
- Whether the work is at height
- Whether there’s mould to deal with
- Which sealant suits the joint
Combining jobs into one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.
What we need to know
When you contact us, it’s useful to know:
- The address or postcode of the job
- The type of property
- Photos by email, if that’s easy
- Any previous sealing or DIY work
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, phone 0345 464 0079 or email us.

Leave it or put it right?
A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we will tell you. In a small place like The Platt, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.
Why The Platt customers choose us
