The Platt External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homeowners, landlords and businesses in The Platt. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Plants rooting in failed movement joints
- Weathered mastic that no longer stretches
- Leaking joints around cladding and façade panels
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Ask before painting over external sealant
- Keep water from gutters off the wall
- Keep high-pressure jets off the joints
- Never let anyone fill a movement joint with mortar
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
How we handle external mastic in The Platt
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on façade panels, concrete & block and copings & trims, and people most often call us about sealant pulling away from one side of the joint and failed seals between different materials.
Somewhere as small as The Platt, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

What sealant work can’t fix
A few problems are outside what sealant work can do:
- Render that is blown, hollow or coming away
- Adding movement joints to masonry that has none
- Subsidence or other structural problems
If in doubt, phone 0345 464 0079 or email us and we will say what we think before booking.

Leave it or put it right?
Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Older cottages and farmhouses around The Platt can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

The process
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes anything from a few hours to several days, depending on the building. For a village or hamlet like The Platt, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Keep children and pets away from the work area
- For indoor joints, keep the area dry beforehand if you can
- For business premises, tell us about site rules or sign-in
How to get a quote
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

How we quote for external mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- Whether the work is at height
- When we can work, for business premises
- The type of sealant required
- The size of the job
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you’re ready, phone 0345 464 0079 or send us an email.
The Platt buildings and the weather
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Wadhurst Castle (about 3 miles south-east) are a reminder that the area around The Platt has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
In the older streets around The Parish Church of St Alban, an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Frant station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Do you need external mastic in The Platt?
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
Common reasons people contact us are:
- Movement joints filled with mortar instead of sealant
- Plants rooting in failed movement joints
- Panel joints letting water in
- Water getting into walls through failed joints
Schools such as Frant Church of England Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Surface by surface
Cladding and façade panels
Panels heat up and cool down quickly, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
Joints between dissimilar materials
Different materials may need different primers. We prepare both faces so the sealant bonds properly.
