How we handle remedial sealant in Town Row

If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have photos when you call 0345 464 0079 or email us, and say how long ago it was last done. We work on botched or over-sealed joints, mouldy bath & shower sealant and expansion joints, and people most often call us about smears and lumps from a botched reseal and black mould underneath the bead.

For a small place like Town Row, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

All of our work is guaranteed for twelve months.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Cracks in the fitting rather than the joint
  • Tiles that have come away from the wall

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Surfaces we seal

  • Shrunken worktop sealant
  • Expansion joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Use a soft cloth, not a scourer, on silicone
  • Keep the room well ventilated
  • Ask why a joint failed before redoing it
  • Always have old sealant cut out, not covered

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.

Don’t keep resealing the same joint. Get the cause found first, or the next bead will go the same way.

How we quote for remedial sealant

The quote reflects the job in front of us. We take into account:

  • Any mould that needs treating
  • The product the joint needs
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

Asking for a quote

Before you ask for a quote, have a think about:

  • A few photos by email, if you can
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • The problem you’ve noticed

There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or send us an email.

How the job changes by surface

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before we reseal.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.

Landlord and commercial work in Town Row

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

For anyone letting property in or around Town Row, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Remedial sealant around Town Row

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as The Parish Church of St Denys, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Crowborough station, botched sealant from a previous quick fix is easier to strip out between tenants. For site and facilities teams at buildings such as Rotherfield Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

The process

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Town Row, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • Clear the area around the work
  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children

Questions from Town Row

Is Town Row in your area for remedial sealant?

Yes. We work across London and the South East, and Town Row is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job.

Will you come out to Town Row?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

Can failed expansion joints be resealed?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Where do you work from?

We are based in Crawley, and we cover South East England, London and all of Scotland.
