Regrouting in Town Row
Tiled areas in Town Row need attention? We cut out the old, prepare the joints and apply the right sealant.
- Grout that stays dark however much it’s cleaned
- Gaps where the shower grout has gone
- Floor grout that has worn and darkened
How we handle regrouting in Town Row
Most regrouting jobs include resealing too. Grout belongs between tiles, but internal corners and edges flex, so they need flexible silicone instead. Doing both at once leaves the whole area sound. If you’re dealing with splashback grout that has darkened and old grout in a dated colour, we can help, whatever the surface.
For a small place like Town Row, regrouting is planned like any other job: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Why it’s worth doing now in Town Row
With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. In a small place like Town Row, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or send us an email.

Surface by surface
Corners and edges
Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.
Bathroom floors
New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Regrouting in Town Row: local notes
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near The Parish Church of St Denys, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Crowborough station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.
Town Row is about 3 miles east of Crowborough, in East Sussex. Whether you are in the middle of Town Row or further out, regrouting is available for homes and businesses alike. Our area takes in 289 places across East Sussex, from the larger towns to small villages. Crawley is on our list too, around 19 miles away.

What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on the size of the job. In a small place like Town Row, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises
- For indoor joints, keep the area dry beforehand if you can

What affects the cost of regrouting
You will get a clear quote before any work starts. It takes into account:
- Whether the work is at height
- The size of the job
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What we need to know
When you call or email, these details help:
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
- Where the property is
- If someone has resealed it before
It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, ring 0345 464 0079 or send us an email.
Common problems we fix in Town Row
Harsh cleaners and scrubbing wear grout away. Some bleaches and acid descalers break grout down with repeated use, until the joints are rough and low.
The most common problems we see are:
- Crumbling grout between the tiles
- Grout that stays dark however much it’s cleaned
- Cracked grout along the bath or tray
- Grout that makes sound tiles look old
Schools such as Rotherfield Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Before booking anyone

Town Row questions
Is Town Row within the area you cover?
Yes. Town Row is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Crowborough station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Where are you based?
We work from Crawley. We cover Town Row and the rest of East Sussex, along with the rest of our area.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
Do you grout the corners?
We seal corners with silicone. They flex and grout cannot take that movement.
How long does the job take?
It depends on the size of the job, but most jobs take a few hours, or longer for a fully tiled room. We’ll give you a better idea when we quote.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Aftercare tips
After the cure time, these simple habits help:
- Clean with a soft brush, not anything metal
- Don’t ignore a tile that feels loose
- Open a window or run the fan to clear steam
- Look at the sealant in the corners now and then
Keep an eye on the silicone in the corners. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.
Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
