New build mastic for The Platt homes and businesses

About our new build mastic in The Platt

Across The Platt, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method doesn’t change: cut out, clean, prime where needed and reseal neatly. We work on show homes, skirting & floors and plot handovers, and the jobs we see most are beads laid onto grit and dust from the build and gaps opening as the house dries out and settles.

Somewhere as small as The Platt, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

For landlords and businesses

If you manage several properties in or around The Platt, several properties can be quoted together. Just tell us the addresses and what each one needs.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Surface by surface

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing to keep callbacks down.

How the visit works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours in a single home. Somewhere like The Platt needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

What affects the cost of new build mastic

For a quick quote, just ask. The main things that affect it are:

  • How easy the joints are to reach
  • The size of the job
  • The product the joint needs
  • Working hours on commercial sites

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we need to know

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • If someone has resealed it before
  • Roughly how big the job is
  • The type of property

Need a quote? Please phone 0345 464 0079 or email us and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Leave it or put it right?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot and most come down to preparation. Older cottages and farmhouses around The Platt can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

What you get with us

When it isn’t the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Deciding who is responsible under a builder’s warranty
  • Leaking fittings rather than failed sealant
  • Damaged fittings that need replacing

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Use the extractor fan every time you shower
  • Look at the sealant regularly in the first couple of years
  • Avoid running a DIY bead over the old one
  • Wipe joints with warm soapy water

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents as they wear the bead.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.
