The process
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours for most joints, depending on how much old sealant has to come out in most cases. For a village or hamlet like Lower Haysden, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Tell us if parking is tricky
- Clear the area around the work

Do I need to be at home?

Do you have insurance?

Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can you remove old sealant without damaging the bath?
Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Do you need remedial sealant in Lower Haysden?
Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, so it starts lifting sooner than it should.
Any of these means the joints need attention:
- Repeat leaks from the same joint
- Mould trapped under a layer of silicone
- Movement joints that have split or pulled away
- Caulk or the wrong sealant used in a wet area
For landlords with property near Tonbridge station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What remedial sealant looks like in Lower Haysden
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Sussex Road Community Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St Stephen's Mission Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Honest limits
Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:
- Water damage behind tiles that needs a tiler
- A tray or bath that’s cracked
- A bath, tray or worktop that moves until it’s properly fixed
If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before you book.
What we seal
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Expansion joints
- Failed movement joints
Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Surface by surface
Windows & doors
Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces before backing and resealing.
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Air the bathroom so the sealant can dry
- Act on a lifting corner straight away
- Check ceilings under showers for marks
- Do not add new sealant on top of old
If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Do not keep resealing the same joint. Get the cause found first, or the next bead will go the same way.
