Rusthall Remedial Sealant
Problem with your failed sealant joints in Rusthall? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Floor or wall movement joints that have failed
- Smears and lumps from a botched reseal
- Dark patches showing through the sealant
Leave it or put it right?
Repeat failures have a cause. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. In a smaller place like Rusthall, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.
Why book with us
- We leave the area clean and tidy
- A 12-month guarantee on all work
- You choose the colour before work begins

How we handle remedial sealant in Rusthall
Some sealant jobs are not a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. If you are dealing with a shower that leaks however often it’s resealed and kitchen joints letting water behind the worktop, we can help, whatever the surface.
In a smaller place like Rusthall, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Aftercare tips
So the new joints stay in good condition:
- Get the cause of a repeat leak found before resealing
- Check trays and worktops don’t move
- Keep bleach and abrasives off the bead
- Run the fan after every shower
Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.
Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into whatever is behind or below. Sorting it early limits the damage.
What affects the quote in Rusthall
Every job gets its own quote. This is what makes a difference:
- The number of rooms or windows
- Whether there’s mould to deal with
- The number and length of the joints
- When we can work, for business premises
Combining jobs into one visit is normally more efficient than separate visits. We’ll send you a clear quote for the lot.
What we need to know
To help us quote quickly, please include:
- Photos by email, if that’s easy
- Where the property is
- How we’d reach the joints
- The problem you’ve noticed
Want a quote for remedial sealant? Please phone 0345 464 0079 or drop us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.
When something else is needed
Sealant isn’t the answer to every problem, and we will tell you before we start. It won’t solve:
- A bath, tray or worktop that moves until it’s properly fixed
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Failed tanking or loose tiles behind the sealant
If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.
Joints and surfaces we work on
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Failed movement joints
- Expansion joints
- Shrunken worktop sealant
How the visit works
Before we leave, we go over the finished joints with you. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. In a smaller place like Rusthall, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
How to prepare
- Let us know about stairs, lifts or work at height
- Mention any parking rules near the property
- Clear items away from the joints we’re working on
Getting a quote
We quote each job on its own. Simply phone 0345 464 0079 or drop us an email and describe the job, and pictures are welcome.
Advice
Questions from Rusthall
Do you cover smaller places like Rusthall?
Yes, Rusthall is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for hotels and guest houses in Rusthall?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What if the leak isn’t the sealant?
In that case, we tell you what we have found. A plumber or fitter may be needed before any new sealant goes on.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
My shower still leaks after a reseal. Can you sort it?
Yes, generally. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
Does remedial work come with a guarantee?
Yes. You get our 12-month guarantee, and we’re fully insured.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.

Rusthall homes and their sealant
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. Rusthall has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
If you look after a building such as Rusthall St Paul's CofE VA Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St Paul's Church Centre include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Tunbridge Wells station, a joint that keeps failing is best fixed properly while the property is empty.

What the job involves on each surface
Mouldy bath & shower sealant
Where mould keeps coming back, ventilation is generally part of the cause. Along with resealing, we’ll mention if the room needs better ventilation.
Worktops & kitchens
A loose worktop splits its sealant. It needs fixing down first, which we’ll point out.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
