Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured for the work.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

How we handle remedial sealant in Minster

Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on shrunken worktop sealant, leaking tray & enclosure joints and mouldy bath & shower sealant, and the jobs we see most are thick, messy sealant smeared over tiles and a second bead peeling off the first.

Being in a small place like Minster makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

A one-year guarantee comes as standard, so you are covered after we have gone.

Why act early in Minster

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, and the joint treated and dried before resealing. Older cottages and farmhouses around Minster can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours for most joints, depending on how much old sealant has to come out in most cases. For a village or hamlet like Minster, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Advice

Do you need remedial sealant in Minster?

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould. At that point it has to come out.

People usually contact us after spotting something like this:

  • Dark patches showing through the sealant
  • Sealant applied over old sealant that has lifted
  • Leaks that keep coming back after resealing
  • Movement joints that have split or pulled away

Schools such as Minster Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • Who turns up on the day
  • What happens if they find a problem under the old sealant

Bathrooms and kitchens in Minster

Minster is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Church of Saint Mary the Virgin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Minster station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Cracks in the fitting rather than the joint
  • Plumbing leaks behind walls or under trays
  • Sealant in an older building that needs testing for asbestos first

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Use a soft cloth, not a scourer, on silicone
  • Always have old sealant cut out, not covered
  • Run the fan after every shower
  • Deal with small splits early

Keep the room ventilated: run the fan during and after showers, or open a window.

Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.

What the job involves on each surface

Worktops & kitchens

Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom before resealing.

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.
