Remedial sealant in Seal
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We work on mouldy bath & shower sealant, botched or over-sealed joints and shrunken worktop sealant, and people most often call us about black mould underneath the bead and sealant that came away because the surface wasn’t prepared.
Being in a small place like Seal makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
All our work is covered by a one-year guarantee.

Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Work for landlords, hotels and businesses
For anyone letting property in or around Seal, several properties can be quoted together. Send us the addresses and the work at each.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Bathrooms and kitchens in Seal
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
In the older streets around Church of St Peter and St Paul, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Seal Church of England Voluntary Controlled Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How it works
The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours for most joints, depending on how much old sealant has to come out, and we tell you how long to leave it before we go. Somewhere like Seal needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit

Do you need remedial sealant in Seal?
Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.
Any of these means the joints need attention:
- Wide, uneven beads that look worse than the old ones
- Kitchen joints letting water behind the worktop
- Movement joints that have split or pulled away
- Sealant peeling off a dusty or damp surface
For landlords with property near Bat & Ball station, a joint that keeps failing is best fixed properly while the property is empty.
Questions to ask before booking
- Is VAT in the price?
- What product goes in the joint
- Is the old sealant removed completely?
- The length of the guarantee
When it is not the sealant
In fairness, there are a few things sealant will not fix:
- Sealant in an older building that needs testing for asbestos first
- A bath, tray or worktop that moves until it’s properly fixed
- A leaking trap, valve or supply pipe
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.
Where we work in Seal
- Shrunken worktop sealant
- Failed movement joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Expansion joints
- Botched or over-sealed joints
Aftercare tips
Looking after new joints is easy:
- Run the fan after every shower
- Act on a lifting corner straight away
- Don’t point over movement joints
- Use a soft cloth, not a scourer, on silicone
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
Different surfaces, different methods
Worktops & kitchens
Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning.
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. Taking it back shows what’s underneath, and then we reseal it neatly.
Questions from Seal
Do you cover Seal for remedial sealant?
Yes. We work across London and the South East, and Seal is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing.
Do you work for landlords with property near Bat & Ball station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
What if the leak is not the sealant?
We’ll tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, so we won’t pretend it will.
Can failed expansion joints be resealed?
Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or drop us an email.
