Regrouting near Seal

What we are called out for in Seal

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down with repeated use, until the joints are rough and low.

The most common problems we see are:

  • Dirty, worn grout on a tiled floor
  • Good tiles let down by tired grout
  • Cracked or crumbling grout lines
  • A grout colour that no longer suits the room

Homes close to Church of St Peter and St Paul include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Whether the sealant suits the joint
  • What insurance they hold
  • Whether VAT is included
  • How the joint is cleaned and prepared

How we handle regrouting in Seal

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Tell us what you have in mind when you ask for a quote. If you’re dealing with kitchen splashback grout stained by grease and a grout colour that no longer suits the room, we can help.

Being in a small place like Seal makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

You get a one-year guarantee, the same in Seal as everywhere else we work.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a shower enclosure, longer for a whole room. Somewhere like Seal needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking the tiles for any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Before we arrive

  • Mention any tricky access
  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Loose tiles, which need refixing first
  • Damaged tiles that need replacing
  • A leaking wet room membrane

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

Common questions in Seal

I let a flat near Bat & Ball station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Will you come out to Seal?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

How long does the job take?

A typical job takes a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. Your quote will say how long we expect yours to take.

When can I use the shower again?

The wait depends on the materials and how warm the room is. We’ll give you a time to follow at the end of the visit.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Aftercare tips

After the cure time, these simple habits help:

  • Run the extractor fan during and after a shower
  • Keep harsh bleach and acid cleaners off the grout
  • Use gentle cleaners on grout
  • Give the walls a quick rinse after use

We’ll tell you when the area can be used again. Please follow it, and go gently on the grout at first.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Why act early in Seal

If tiles are loose, regrouting alone isn’t the answer. We will tell you before work begins, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. Older cottages and farmhouses around Seal can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Seal homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Bat & Ball station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Seal Church of England Voluntary Controlled Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
