Do you work for landlords with property near Bat & Ball station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

What happens if the problem is the tray or the plumbing?

We check for that before we reseal. If the fault is elsewhere, you will know before any work is done.

Remedial sealant in Greatness

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Typical jobs include sealant applied over old sealant that has lifted and beads that never stuck properly, across failed movement joints, leaking tray & enclosure joints and expansion joints.

Even in a smaller place like Greatness, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

Each job carries a 12-month guarantee, whatever its size.

Why deal with it now?

Adding more sealant is the usual quick fix, and it rarely works. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. In an older home around Greatness, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Greatness homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as St John's Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Bat & Ball station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What affects the cost of remedial sealant

Call for a quick quote. The main things that affect it are:

  • Which sealant suits the joint
  • The number of rooms or windows
  • How much there is to do
  • Any mould that needs treating

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that’s easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • How we’d reach the joints

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

When something else is needed

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Failed tanking or loose tiles behind the sealant
  • A bath, tray or worktop that moves until it’s properly fixed

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

Surfaces we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints

When to call us in Greatness

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.

Look out for these signs:

  • Torn expansion joints
  • Repeat leaks from the same joint
  • Gaps opening along the back of the worktop
  • Wide, uneven beads that look worse than the old ones

If you live in an older home near St John the Baptist, older homes can move a little, which is hard on rigid grout and tired sealant.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Never fill a movement joint with mortar or grout
  • Always have old sealant cut out, not covered
  • Report a tray that rocks or a worktop that lifts
  • Find out why the sealant failed first

Give the new sealant its full cure time: usually around 24 hours, or as long as we advise.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

How the job changes by surface

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, and we’ll tell you if we find it.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied, and the area is left clean. For a job in Greatness, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
