New build mastic in Greatness

We work in new homes and on new-build sites across Greatness. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. We work on bathrooms & en suites, windows & doors and show homes, and the jobs we see most are cracked sealant around new window and door frames and new-build shower sealant that has already split.

In smaller places like Greatness, new homes tend to come as small developments or single plots. The sealant around baths, showers, frames and skirtings needs to be right from the start.

You are covered for a year from the day we finish. If anything is not right with it, call 0345 464 0079 or send us an email.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Wipe joints with warm soapy water
  • Put sealant faults on your snagging list early
  • Look at the sealant regularly in the first couple of years
  • Avoid running a DIY bead over the old one

Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers to help keep mould away.

Early snagging is easier snagging. Small faults turn into leaks if left in a busy bathroom.

Do you need new build mastic in Greatness?

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

It’s worth asking for a quote if you see:

  • Shower seals failing in the first year or two
  • Smeared, uneven beads picked up at snagging
  • Second-fix sealing on new plots
  • Skirting joints opening in the first winter

For new homes near Bat & Ball station, it’s worth checking the sealant early, while snags are still fresh.

  • How long the guarantee is
  • Whether they’re fully insured

What sealant work can’t fix

We won’t take on work that won’t last, so these are the limits:

  • Disputes or warranty claims with your builder
  • Leaks from pipes, valves or wastes, which need a plumber
  • Settlement cracks that need a surveyor

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.

Joints and surfaces we work on

  • Show homes
  • Plot handovers
  • Bathrooms & en suites
  • Windows & doors
  • Skirting & floors
  • Kitchens

How the job changes by surface

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in with baths filled first.

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. A fresh flexible bead closes them.

What we do, step by step

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a few hours in a single home for a typical job. A visit to Greatness is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Is there a guarantee?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we will sort it.
