About our remedial sealant in Manston

A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. We work on expansion joints, botched or over-sealed joints and mouldy bath & shower sealant, and common reasons people get in touch are caulk or the wrong sealant used in a wet area and sealant peeling off a dusty or damp surface.

In a village or hamlet like Manston, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Every job is covered by our one-year guarantee, wherever you are in Kent.

Quotes for remedial sealant in Manston

The price is agreed before any work begins. It’s based on:

  • The amount of work
  • How easy the joints are to reach
  • The number of rooms or windows
  • When we can work, for business premises

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

Need a quote? Please ring 0345 464 0079 or drop us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Common problems we fix in Manston

Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, so it starts lifting sooner than it should.

It’s worth asking for a quote if you see:

  • A second bead peeling off the first
  • Mould trapped under a layer of silicone
  • Beads that never stuck properly
  • Decorators’ caulk around a bath or shower

For an older house near a landmark such as St. Catherine's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Comparing quotes

  • What guarantee comes with the work
  • Is the old sealant removed completely?
  • When the joint can take water or movement
  • Whether the sealant suits the joint

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. For a village or hamlet like Manston, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules

Different surfaces, different methods

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. Once it’s all removed, the joint is treated so the new sealant starts clean.

Manston: your questions answered

Is Manston within the area you cover?

Yes. Manston is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Thanet Parkway station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you will get one quote.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides.

My shower still leaks after a reseal. Can you sort it?

Yes, generally. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Get the cause of a repeat leak found before resealing
  • Always have old sealant cut out, not covered
  • Use a soft cloth, not a scourer, on silicone
  • Act on a lifting corner straight away

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

Remedial sealant around Manston

Manston is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Thanet Parkway station? Then botched sealant from a previous quick fix is easier to strip out between tenants. For site and facilities teams at buildings such as Newington Community Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • A tray or bath that is cracked
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.
