Remedial sealant in East Malling

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

About our remedial sealant in East Malling

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. We work on leaking tray & enclosure joints, mouldy bath & shower sealant and failed movement joints, and common reasons people get in touch are movement joints that have split or pulled away and caulk or the wrong sealant used in a wet area.

Smaller places like East Malling still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Big or small, you get the same one-year guarantee in East Malling and across Kent.

What happens on the day

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for most joints, depending on how much old sealant has to come out in most cases. For a job in East Malling, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive

Your questions about remedial sealant in East Malling

Is East Malling within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for hotels and guest houses in East Malling?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Can you take off two layers of silicone?

Yes. We remove every layer; new silicone doesn’t bond to old silicone, which is why over-sealing fails.

What if the leak is not the sealant?

In that case, we tell you what we’ve found. A plumber or fitter may be needed before any new sealant goes on.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or drop us an email.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Different surfaces, different methods

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed in a colour to suit.

How to look after the new joints

To keep the joints looking good and working properly:

  • Keep bleach and abrasives off the bead
  • Don’t point over movement joints
  • Report a tray that rocks or a worktop that lifts
  • Don’t add new sealant on top of old

Where we’ve pointed out another fault, have it put right, or the new joint may fail again.

Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

Why deal with it now?

Mould under a bead can’t be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. In an older home around East Malling, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

When it isn’t the sealant

Before booking, it’s worth knowing the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Sealant in an older building that needs testing for asbestos first
  • Cracks in the fitting rather than the joint

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before booking.

What we seal

  • Mouldy bath & shower sealant
  • Expansion joints

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

What remedial sealant looks like in East Malling

If you let a flat or house near East Malling station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you look after a building such as St James the Great Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St James, walls and floors in older homes can move, and sealant and grout show it first.
