Questions from Hoath
Can you help a landlord with a rental near Herne Bay station?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.
Do you cover Hoath for remedial sealant?
Yes. Our work covers London and the South East, and Hoath is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing.
What does remedial sealant cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you offer different sealant colours?
We will suggest a colour to suit the surroundings. The product needed can limit the range.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Can old silicone be taken off without scratching the tiles?
Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.
Do you have insurance?
Yes. We are fully insured, and we can confirm the details when we quote.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Remedial sealant in Hoath, done properly
Water on the floor doesn’t always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we will tell you rather than reseal something that won’t fix it. Common call-outs are for movement joints that have split or pulled away and smears and lumps from a botched reseal, on expansion joints, failed movement joints and shrunken worktop sealant.
For a small place like Hoath, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
You get a 12-month guarantee, the same in Hoath as everywhere else we work.

Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Find out why the sealant failed first
- Never fill a movement joint with mortar or grout
- Use a soft cloth, not a scourer, on silicone
- Look for stains below bathrooms now and then
If we have found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
What the job involves on each surface
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, and then we reseal it neatly.
Movement & expansion joints
Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.
Remedial sealant around Hoath
Hoath is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Schools such as Hoath Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Herne Bay station, a joint that keeps failing is best fixed properly while the property is empty.

What happens on the day
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied, and the area is left clean. Somewhere like Hoath needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Keep children and pets away from the work area

Quotes for remedial sealant in Hoath
Call for a quick quote. What matters most is:
- Access and height
- How many areas need sealing
- Any working-time requirements on site
- Whether old sealant or filler has to be cut out
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Any previous sealing or DIY work

We quote each job on its own. Just phone 0345 464 0079 or drop us an email with the details, and pictures are welcome.
When something else is needed
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- A leaking trap, valve or supply pipe
- Cracks in the fitting rather than the joint
- A tray or worktop that needs refixing first
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.
Joints and surfaces we work on
- Leaking tray & enclosure joints
- Failed movement joints
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Expansion joints
Do you need remedial sealant in Hoath?
A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the top layer lifts and water and mould collect between the two.
Look out for any of the following:
- Thick, messy sealant smeared over tiles
- Sealant that came away because the surface wasn’t prepared
- Mould trapped under a layer of silicone
- Over-sealed joints coming away
If you live in an older home near Church of the Holy Cross, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- How the surfaces are prepared before sealing
- Whether they seal over old material or remove it
- Whether the sealant suits the joint
- What happens if the job turns out different
