Remedial sealant in Grubb Street, done properly
Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. We work on shrunken worktop sealant, botched or over-sealed joints and mouldy bath & shower sealant, and people most often call us about worktop sealant that has shrunk and split and torn expansion joints.
For a small place like Grubb Street, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
We stand behind the work with a 12-month guarantee.

Do you need remedial sealant in Grubb Street?
A lot of failed joints have been sealed over rather than replaced. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.
If you can see any of these, it’s time to have the joints looked at:
- Over-sealed joints coming away
- Mould trapped under a layer of silicone
- Wide, uneven beads that look worse than the old ones
- Gaps opening along the back of the worktop
For site and facilities teams at buildings such as Greenlands Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What your quote should include
- Are they insured?
- Which sealant they’ll use, and why
- Which colour the sealant will be
- How much experience the applicator has
What we do, step by step
We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job normally takes a few hours, depending on how many layers have to come out, and we explain the cure time before we leave. For a village or hamlet like Grubb Street, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Getting ready for the visit
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children
- Let us know about stairs, lifts or work at height

What affects the cost of remedial sealant
Some jobs are bigger than they look, and some smaller. The main factors:
- The number and length of the joints
- How easy the joints are to reach
- When we can work, for business premises
- Whether there’s mould to deal with
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- The rough size of the job
- Photos by email, if that is easy
- Where the job is, and your postcode
- Whether it’s a home or a business
We don’t publish a price list. Instead, we give you a clear price for your job. To get started, phone 0345 464 0079 or send us an email.
Remedial sealant around Grubb Street
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of Saint Mary Magdalene, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Longfield station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Plumbing leaks behind walls or under trays
- A bath, tray or worktop that moves until it’s properly fixed
- Cracks in the fitting rather than the joint
Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.
What we seal
- Botched or over-sealed joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Failed movement joints
- Expansion joints
- Leaking tray & enclosure joints
Landlords, agents and businesses in Grubb Street
We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
What happens if it’s left?
A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Around Grubb Street, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start.
Why book with us

Yes, generally. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
