  • Black mould underneath the bead

Remedial sealant for St Peter's homes and businesses

Surface by surface

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

Worktops & kitchens

Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.

How we handle remedial sealant in St Peter's

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. Only then can new sealant bond. Common call-outs are for dark patches showing through the sealant and sealant peeling off a dusty or damp surface, across botched or over-sealed joints, shrunken worktop sealant and expansion joints.

Smaller places like St Peter's still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Remedial sealant in St Peter's: local notes

St Peter's is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Broadstairs station, a joint that keeps failing is best fixed properly while the property is empty. Managing a site like Dane Court Grammar School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Parish Church of St Peter the Apostle, walls and floors in older homes can move, and sealant and grout show it first.

  • A leaking trap, valve or supply pipe
  • A bath, tray or worktop that moves until it’s properly fixed

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before you book.

St Peter's questions

I let a flat near Broadstairs station. Can you help?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Do you take on hotel work around St Peter's?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can you remove old sealant without damaging the bath?

Yes. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. We point out any damage that is already there.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover St Peter's and the rest of Kent.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Why act early in St Peter's

Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. In an older home around St Peter's, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us and we’ll talk you through it.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Find out why the sealant failed first
  • Keep the room well ventilated
  • Keep an eye on the ceiling below the bathroom
  • Keep bleach and abrasives off the bead

Don’t let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

What affects the quote in St Peter's

Your quote is based on your job. We look at:

  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • How much there is to do
  • Access and height

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • The problem you’ve noticed

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or drop us an email.

How it works

Before we leave, we go over the finished joints with you. The work normally takes a few hours, depending on how many layers have to come out, depending on the amount of work. Parking around St Peter's is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
