Common problems we fix in Troy Town

All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. At that point it has to come out.

Most people get in touch after spotting something like this:

  • Leaks that keep coming back after resealing
  • Over-sealed joints coming away
  • Mould trapped under a layer of silicone
  • Decorators’ caulk around a bath or shower

Around Troy Town, as everywhere, remedial sealant is only as good as the preparation behind it.

Remedial sealant in Troy Town

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. We work on failed movement joints, botched or over-sealed joints and expansion joints, and people most often call us about thick, messy sealant smeared over tiles and dark patches showing through the sealant.

Homes around Troy Town are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

There’s a 12-month guarantee on every job, whatever its size.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Get the cause of a repeat leak found before resealing
  • Keep movement joints clear of mortar and paint
  • Use a soft cloth, not a scourer, on silicone
  • Report a tray that rocks or a worktop that lifts

Keep the room ventilated: run the fan during and after showers, or open a window.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

Troy Town questions

Is Troy Town within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Edenbridge station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.

Is there any odour?

There can be a smell while the sealant cures. Ventilation helps.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

Do you fix expansion and movement joints?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Quotes for remedial sealant in Troy Town

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • Whether there’s mould to deal with
  • The amount of work
  • How easy the joints are to reach

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Where the property is
  • The problem you’ve noticed
  • Whether it’s a home or a business
  • How we’d reach the joints

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, phone 0345 464 0079 or email us.

The process

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for most joints, depending on how much old sealant has to come out. In a small place like Troy Town, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

Related advice

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why deal with it now?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing usually puts it right. If they’re not, we’ll tell you. In a small place like Troy Town, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Anti-fungal silicone where joints get wet
  • 4.9 on Google from 180+ five-star reviews
  • Fully insured

What the job involves on each surface

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

What remedial sealant looks like in Troy Town

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
