Remedial Sealant in Devil's Den
Our applicators work in Devil's Den on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Kitchen joints letting water behind the worktop
- Torn expansion joints
- Repeat leaks from the same joint
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Remedial sealant for homes and businesses in Devil's Den
A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on expansion joints, botched or over-sealed joints and failed movement joints, and the jobs we see most are products that weren’t meant for the joint and repeat leaks from the same joint.
Somewhere as small as Devil's Den, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Do you need remedial sealant in Devil's Den?
Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.
If you can see any of these, it’s time to have the joints looked at:
- Worktop sealant that has shrunk and split
- Repeat leaks from the same joint
- Beads that never stuck properly
- Decorators’ caulk around a bath or shower
If you let a flat or house near Staplehurst station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Questions to ask before booking
- How the surfaces are prepared before sealing
- Is VAT in the price?
- Whether they seal over old material or remove it
- Whether you can choose the colour
What happens on the day
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours, depending on how many layers have to come out in most cases. Somewhere as small as Devil's Den, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Mention any parking rules near the property
- Mention any tricky access
- Keep children and pets away from the work area

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Do not add new sealant on top of old
- Keep bleach and abrasives off the bead
- Deal with small splits early
- Run the fan after every shower
Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.
If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- A tray or worktop that needs refixing first
- A tray or bath that’s cracked
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Why it’s worth doing now in Devil's Den
Stripping out botched sealant adds time to a reseal, but not by much: the work takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. Around Devil's Den, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Devil's Den questions
I let a flat near Staplehurst station. Can you help?
Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
Do you cover smaller places like Devil's Den?
Yes, Devil's Den is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How long will it take to strip and reseal the joint?
Allow a few hours for a typical bath or shower, longer where several layers have been applied. We’ll give you a timescale when we quote.
Can you fix a reseal that hasn’t worked?
Yes. There’s generally a reason: sealant over sealant, movement or another leak, and we deal with the cause first.
Can you strip sealant from an acrylic tray safely?
Yes, with care. We cut and lift the old sealant with tools suited to the surface, then clean off the residue. Any existing damage is pointed out before any work starts.
Do the sealants smell?
Possibly a little. It fades as the sealant cures.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
