Devil's Den homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
Around Devil's Den, as everywhere, regrouting is only as good as the preparation behind it.
Devil's Den is about 5 miles south of Maidstone, in Kent. Devil's Den gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Devil's Den is one of 922 towns and villages in Kent we cover for regrouting. There’s also a page for Crawley, roughly 34 miles from Devil's Den.

How we handle regrouting in Devil's Den
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, others just the shower. Either way, tiled areas in Devil's Den are handled the same careful way. Common call-outs are for good tiles let down by tired grout and greasy, stained grout behind the hob, across kitchen splashbacks, bathroom wall tiles and tiled floors.
Homes around Devil's Den are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How the visit works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours, or longer for a fully tiled room. For a village or hamlet like Devil's Den, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Mention any tricky access
How to get a quote

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Use a soft brush rather than a wire one
- Open a window or run the fan to clear steam
- Rinse soap off the tiles after each shower
- Use gentle cleaners on grout
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

Your questions about regrouting in Devil's Den
I let a flat near Staplehurst station. Can you help?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.
Do you cover smaller places like Devil's Den?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all.
Where do you work from?
We work from Crawley. Our applicators cover Devil's Den, along with the rest of our area.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Will regrouting fix loose tiles?
Tiles that have come away need sorting first. We’ll show you which ones at the start.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Common problems we fix in Devil's Den
When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before work begins.
Look out for any of the following:
- Grout that stays dark however much it’s cleaned
- Gaps where the shower grout has gone
- Discoloured grout on otherwise sound tiles
- Grout that is cracking and breaking up
For landlords with property near Staplehurst station, a regrout while the flat is empty is quicker than working around a tenant.
What to look for in a quote
- How much experience the applicator has
- What happens if they find a problem under the old sealant
- Is VAT in the price?
- Is the old sealant removed completely?
Why deal with it now?
With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. Around Devil's Den, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What you get with us
- We never seal over old sealant
- Fully insured
- Quality sealants from Arbo and Everbuild
- Over 20 years’ experience
Landlord and commercial work in Devil's Den
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
What affects the quote in Devil's Den
The price is agreed before any work begins. It takes into account:
- Whether there’s mould to deal with
- The product the joint needs
- How much there is to do
- Whether the work is at height
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.
Helping us quote
When you call or email, these details help:
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- Any access issues, like height or stairs
- Whether it has been sealed before
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, phone 0345 464 0079 or email us.
