Devil's Den questions

Can you help a landlord with a rental near Staplehurst station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Do you cover Devil's Den for window mastic?

Yes, Devil's Den is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Devil's Den, along with the rest of our area.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can you match the sealant to my frames?

Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Window mastic for homes and businesses in Devil's Den

From a single sill to a whole house of windows, you’ll get a clear quote before we start. Just call 0345 464 0079 or email us and tell us how many frames there are and how they’re reached for window mastic in Devil's Den. Typical jobs include cold air getting in at the frame edge and mastic that has split away from the wall, across aluminium frames, window sills and uPVC windows.

Around Devil's Den, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

All our work comes with our 12-month guarantee.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes most of a day for a typical house, less for a few frames in most cases. Somewhere like Devil's Den needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints

Advice

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

For landlords and businesses

For anyone letting property in or around Devil's Den, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Quotes for window mastic in Devil's Den

You will get a clear quote before any work starts. It’s based on:

  • Any mould that needs treating
  • The product the joint needs
  • The amount of work
  • Whether the work is at height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • The problem you’ve noticed
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Window mastic in Devil's Den: local notes

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Stoneacre (about 4 miles north) nearby, there’s older building stock in the area around Devil's Den as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Why act early in Devil's Den

Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Older cottages and farmhouses around Devil's Den can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.

Aftercare tips

So the new joints stay in good condition:

  • Repaint timber before it’s bare
  • Wipe condensation off the frames
  • Do not use solvent cleaners on the joint
  • Clear any debris from frame drain holes

Silicone cannot usually be painted, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

Do you need window mastic in Devil's Den?

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

Signs it’s time to call us include:

  • Cracked sealant at the sill ends
  • Draughts coming in around windows and doors
  • Mastic that’s falling out in pieces
  • Sealant in the wrong colour for the frame

Stoneacre, about 4 miles north, is one of the historic houses in the wider area around Devil's Den.
