Trusted remedial sealant in The Stocks

About our remedial sealant in The Stocks

Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. We work on leaking tray & enclosure joints, expansion joints and mouldy bath & shower sealant, and people most often call us about products that weren’t meant for the joint and movement joints that have split or pulled away.

Around The Stocks, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

Our work is backed for twelve months.

Quotes for remedial sealant in The Stocks

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The size of the job
  • When we can work, for business premises

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • The type of property
  • How many joints, rooms or windows are involved
  • Photos by email, if that’s easy
  • If someone has resealed it before

Want a quote for remedial sealant? Please ring 0345 464 0079 or email us with a few details. We will explain what we’d do and give you a clear price before we start.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a typical bath or shower, longer where several layers have been applied. For a village or hamlet like The Stocks, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area

Advice

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Clean sealant with mild products only
  • Report a tray that rocks or a worktop that lifts
  • Do not add new sealant on top of old
  • Do not point over movement joints

If the joint ever needs renewing, have it cut out, not sealed over. New silicone does not bond to old.

If a joint has failed more than once, stop resealing it. Get the cause found first, or the next bead will go the same way.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The Stocks homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Schools such as Wittersham Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Rye station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

The Stocks is about 11 miles south-west of Ashford, in Kent. Whether you are in the middle of The Stocks or further out, we cover remedial sealant for every kind of property. We cover 922 towns and villages across Kent. Our Brighton page covers work nearby (39 miles or so).

We cover every part of TN30 for remedial sealant and the streets around it. Whether your property is on Stocks Road, Budd's Lane and Wittersham Road or a nearby road, we can help. We also cover the places around The Stocks: Acton (1 mile north), Wittersham (1 mile west), Stone Corner (1 mile north), Stone in Oxney (2 miles east) and Reading Street (2 miles north-east). We also work in nearby towns such as Ashford (11 miles north-east), Tenterden (4 miles north), Kennington (13 miles north-east), New Romney (10 miles east), Staplehurst (13 miles north-west) and Stanhope (10 miles north-east).

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Failed tanking or loose tiles behind the sealant
  • A tray or bath that’s cracked

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

Surfaces we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant

Common problems we fix in The Stocks

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.

Common reasons people contact us are:

  • Beads that never stuck properly
  • Movement joints that have split or pulled away
  • Kitchen joints letting water behind the worktop
  • Caulk or the wrong sealant used in a wet area

In the older streets around Parish Church of St John the Baptist, walls and floors in older homes can move, and sealant and grout show it first.

Comparing quotes

  • Whether the sealant suits the joint
  • Who does the work, and how experienced they are
  • How the joint is cleaned and prepared

The Stocks questions

Can you help a landlord with a rental near Rye station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Will you come out to The Stocks?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Where do you work from?

We work from Crawley. We cover The Stocks and the rest of Kent.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How much does remedial sealant cost in The Stocks?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

Someone sealed over the old bead. Can you fix it?

Yes. Both layers come out; over-sealing fails because silicone will not bond to silicone.

Can failed expansion joints be resealed?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.
