What happens on the day
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Loose needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking the joint for movement, leaks and the reason it failed.
- Every layer of old sealant is cut and cleaned out.
- The joint is cleaned, treated for mould and left to dry.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
How to prepare
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky
- For business premises, tell us about site rules or sign-in

Some jobs are bigger than they look, and some smaller. What affects the quote:
- Any mould that needs treating
- Any working-time requirements on site
- Access and height
- Whether old sealant or filler has to be cut out
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Different surfaces, different methods
Mouldy bath & shower sealant
Where mould keeps coming back, ventilation is normally part of the cause. We’ll reseal and tell you if extraction looks to be the issue.
Worktops & kitchens
A loose worktop splits its sealant. That needs refixing before resealing, and we’ll tell you if we find it.
What remedial sealant looks like in Loose
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Loose Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions from Loose
Will you come out to Loose?
Yes. Loose is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near East Farleigh station?
Yes. We work for letting agents and landlords as well as householders. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.
Do you guarantee remedial jobs?
Yes, for 12 months. Where we’ve flagged another fault, it needs fixing for the joint to last.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.
How long does the work take?
It takes a few hours, depending on how many layers have to come out. You’ll know the timing when we quote.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.
Common problems we fix in Loose
Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.
The problems people generally mention when they call are:
- Torn expansion joints
- Gaps opening along the back of the worktop
- A shower that leaks however often it’s resealed
- Black mould underneath the bead
For landlords with property near East Farleigh station, a joint that keeps failing is best fixed properly while the property is empty.
What to look for in a quote
- Who turns up on the day
- What insurance they hold
- What happens if the job turns out different
- How the joint is cleaned and prepared
Why act early in Loose
Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Around Loose, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
