Trusted external mastic in Loose

External mastic in Loose, done properly

For buildings in Loose, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. We work on concrete & block, joints between brick and frames and brickwork movement joints, and people most often call us about panel joints letting water in and cracked joints where brick meets render or frames.

Outside joints can only be sealed when they’re dry, so work in Loose is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

Questions from Loose

Do you cover smaller places like Loose?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near East Farleigh station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you use backing rod?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding, so the joint can move.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin from the range available.

Should I point up the gap in my brickwork?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. It needs a flexible sealant over backing rod.

How long does the job take?

Typically it takes anything from a few hours to several days, depending on the building. Larger jobs naturally take longer.

How it works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. Somewhere as small as Loose, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Leave it or put it right?

Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Loose, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

Loose buildings and the weather

With historic houses such as Stoneacre (about 2.8 miles east) nearby, there’s older building stock in the area around Loose as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Managing a site like Loose Primary School? Then its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to East Farleigh station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

For landlords and businesses

Letting agents and landlords in Loose can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Surface by surface

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Do you need external mastic in Loose?

UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

The most common problems we see are:

  • Failed seals between different materials
  • Weathered mastic that no longer stretches
  • Damp patches traced to an open external joint
  • Movement joints filled with mortar instead of sealant

For an older house near a landmark such as Church of All Saints, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Before booking anyone

  • How long the guarantee is
  • What the cure time is
  • Is the old sealant removed completely?
  • How the surfaces are prepared before sealing

What we cannot put right

Before you book, it’s worth knowing the limits too:

  • Structural movement, which needs a surveyor or engineer
  • Failed render or damaged cladding panels
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The amount of work
  • Access and height
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know
