Trusted remedial sealant in East End

Remedial sealant in East End, done properly

A joint that keeps letting you down needs more than another bead. It helps to have pictures when you ring 0345 464 0079 or drop us an email, along with when it was last resealed. We work on failed movement joints, expansion joints and leaking tray & enclosure joints, and people most often call us about black mould underneath the bead and over-sealed joints coming away.

Around East End, it’s houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

Each job carries a 12-month guarantee.

FAQs for East End

Do you cover East End for remedial sealant?

Yes. Our work covers London and the South East, and East End is part of that. Just call 0345 464 0079 or send us an email with a few details of the job.

What guarantee comes with remedial sealant in East End?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.

Can you take off two layers of silicone?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once.

Signs you need remedial sealant in East End

Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

Keep an eye out for these signs:

  • Floor or wall movement joints that have failed
  • Sealant that came away because the surface wasn’t prepared
  • Sealant applied over old sealant that has lifted
  • Repeat leaks from the same joint

In and around East End, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

What your quote should include

  • Who does the work, and how experienced they are
  • What insurance they hold
  • Whether they seal over old material or remove it
  • How the joint is cleaned and prepared

10 questions to ask before booking

How it works

We keep the work tidy and contained to the joints we are treating. Expect the work to take a few hours, depending on how many layers have to come out, and we tell you how long to leave it before we go. For a village or hamlet like East End, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height

Advice

What the job involves on each surface

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out.

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before any new sealant goes on.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Clean sealant with mild products only
  • Air the bathroom so the sealant can dry
  • Act on a lifting corner right away
  • Report a tray that rocks or a worktop that lifts

Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

Why act early in East End

Another bead over the top will not fix a failed joint. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. In a small place like East End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Bathrooms and kitchens in East End

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you live in an older home near St Margaret's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What affects the cost of remedial sealant

Every job gets its own quote. These are the things that affect it:

  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • The type of sealant required

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

To help us quote quickly, please include:

  • What’s wrong with the joints now
  • The type of property
  • The rough size of the job
  • The address or postcode of the job

To get a quote, phone 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.
