Hextable homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Hextable Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Peter, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Swanley station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Remedial sealant in Hextable

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. We work on expansion joints, botched or over-sealed joints and failed movement joints, and people most often call us about gaps opening along the back of the worktop and caulk or the wrong sealant used in a wet area.

Around Hextable, you will mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

You get a one-year guarantee, the same in Hextable as everywhere else we work.

FAQs for Hextable

Is Hextable within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Swanley station. Can you help?

Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

What if resealing won’t fix my leak?

You will hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we won’t reseal for the sake of it.

Does remedial work come with a guarantee?

Yes, with our 12-month guarantee. Where we have flagged another fault, it needs fixing for the joint to last.

Are you fully insured?

Yes. We are fully insured for domestic and commercial work.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Can you match the sealant colour?

Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.

Can you remove old sealant without damaging the bath?

Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

How the job changes by surface

Over-sealed & botched joints

Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal.

Why deal with it now?

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. In a smaller place like Hextable, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What you get with us

  • Approved under the ARBOMaster scheme
  • Old sealant always removed completely
  • A sealant colour to suit the surroundings
  • Domestic, commercial and hotel work

See our cost guide or our reviews.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Do not add new sealant on top of old
  • Keep movement joints clear of mortar and paint
  • Use a soft cloth, not a scourer, on silicone
  • Look for stains below bathrooms now and then

Watch the joint over the first few weeks, especially if movement was the problem. If anything changes, just ring 0345 464 0079 or send us an email.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied. Parking around Hextable is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Let us know about parking restrictions
  • Tell us about any water getting in
  • Tell us about any previous sealing or DIY attempts

Advice

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Older mastics that may need an asbestos check before removal
  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Leaking tray & enclosure joints

Quotes for remedial sealant in Hextable

The price is agreed before any work begins. It’s based on:

  • Whether the work is at height
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear quote before any work starts.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The type of property
  • Photos by email, if that is easy
  • The rough size of the job
  • If someone has resealed it before

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.
