Tunstall Remedial Sealant
Our applicators work in Tunstall on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Sealant that came away because the surface wasn’t prepared
- Smears and lumps from a botched reseal
- A second bead peeling off the first
What affects the cost of remedial sealant
Your quote is based on your job. We take into account:
- How many rooms, windows or areas are involved
- The size of the job
- Access and height
- Working hours on commercial sites
The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
What we need to know
You do not need to know the technical terms. Just tell us:
- How many joints, rooms or windows are involved
- Whether it’s a home or a business
- Photos by email, if that’s easy
- The problem you’ve noticed
Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
How we handle remedial sealant in Tunstall
Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. If you have over-sealed joints coming away and thick, messy sealant smeared over tiles, we can put it right.
For a small place like Tunstall, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What else we do in Tunstall
What happens if it’s left?
Stripping out botched sealant adds time to a reseal, but not by much: it takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Older cottages and farmhouses around Tunstall can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Why us?
- More than 20 years in sealant work
- A sealant colour to suit the surroundings
- An ARBOMaster approved applicator
- Experience in homes, commercial sites and hotels

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
For landlords and businesses
We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
Common questions in Tunstall
Do you work for hotels and guest houses in Tunstall?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Do you cover smaller places like Tunstall?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Are you insured?
Yes. We are fully insured.
Does remedial work come with a guarantee?
Yes. Every job comes with our one-year guarantee.
What if the leak isn’t the sealant?
We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Have loose fittings fixed before resealing
- Get the cause of a repeat leak found before resealing
- Use a soft cloth, not a scourer, on silicone
- Don’t point over movement joints
Give the new sealant its full cure time: follow the cure time we give you.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- Plumbing leaks behind walls or under trays
- Cracks in the fitting rather than the joint
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
What we seal
- Shrunken worktop sealant
- Botched or over-sealed joints

What remedial sealant looks like in Tunstall
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. There are hotels and other places to stay in and around Tunstall. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Schools such as Tunstall Church of England (Aided) Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St John the Baptist, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Sittingbourne station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.
Tunstall is about 1 mile south-west of Sittingbourne, in Kent. What happens on the day
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours, depending on how many layers have to come out in most cases. Somewhere like Tunstall needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you’re told about anything else we found.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
