How we handle remedial sealant in How Green
Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out before the joint can be done properly. We work on failed movement joints, shrunken worktop sealant and botched or over-sealed joints, and the jobs we see most are sealant peeling off a dusty or damp surface and mould trapped under a layer of silicone.
Being in a small place like How Green makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
All of our work is guaranteed for twelve months, in How Green and everywhere else we cover.

FAQs for How Green
Can you do remedial sealant in How Green?
Yes. Our work covers London and the South East, and How Green is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear price.
Do you cover smaller places like How Green?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long does remedial resealing take?
The number of joints and layers decides it. You’ll have a timescale before any work begins.
What does remedial sealant cost?
It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or email us with a short description of the job.
Can you fix a reseal that hasn’t worked?
Yes. First we check whether the leak is the sealant at all, then strip and reseal the joints.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Do you guarantee remedial jobs?
Yes. Remedial work carries the same 12-month guarantee as all our work.
When something else is needed
We’ll always be straight with you, so here’s what new sealant won’t do:
- Cracks in the fitting rather than the joint
- Plumbing leaks behind walls or under trays
- Water damage behind tiles that needs a tiler
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.
Surfaces we seal
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Failed movement joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Expansion joints
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Do not point over movement joints
- Always have old sealant cut out, not covered
- Find out why the sealant failed first
- Use a soft cloth, not a scourer, on silicone
Give the new sealant its full cure time: follow the cure time we give you.
Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.
Different surfaces, different methods
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.
Movement & expansion joints
Bonding on three sides is a common reason movement joints tear. Backing stops that, so the sealant grips the two sides only.
What remedial sealant looks like in How Green
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Managing a site like Hever Church of England Voluntary Aided Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Church of St Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Hever station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Leave it or put it right?
A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we’ll tell you. Older cottages and farmhouses around How Green can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
For landlords and businesses
We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Letting agents often deal with us directly. Tell us the address, the job and how access works.
How the visit works
On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, depending on how many layers have to come out. Somewhere like How Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- Next, any mould is treated and the joint dried.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
Before we arrive
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work
