What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • Cracks in the fitting rather than the joint
  • A bath, tray or worktop that moves until it’s properly fixed
  • Sealant in an older building that needs testing for asbestos first

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints

Remedial sealant in Markbeech, done properly

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We’re often asked to deal with thick, messy sealant smeared over tiles and beads that never stuck properly, across mouldy bath & shower sealant, expansion joints and botched or over-sealed joints.

For a small place like Markbeech, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Whatever the size of the job, it’s backed by our one-year guarantee in Markbeech and across Kent.

What we’re called out for in Markbeech

Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant peeling off a dusty or damp surface
  • Wide, uneven beads that look worse than the old ones
  • Caulk or the wrong sealant used in a wet area
  • Sealant applied over old sealant that has lifted

Rented homes near Cowden station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What your quote should include

  • Who does the work, and how experienced they are
  • Whether all the old sealant comes out first
  • Whether they’re fully insured
  • How long to leave it before use

Our hiring checklist

How the job changes by surface

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, then reseal neatly.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, and we’ll tell you if we find it.

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on how many layers have to come out. Somewhere as small as Markbeech, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we’re working on
  • Let us know about stairs, lifts or work at height

How to get a quote

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, call 0345 464 0079 or email us.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not add new sealant on top of old
  • Never fill a movement joint with mortar or grout
  • Act on a lifting corner right away
  • Use a soft cloth, not a scourer, on silicone

Give the new sealant its full cure time: usually around 24 hours, or as long as we advise.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What affects the cost of remedial sealant

For a quick quote, just ask. What matters most is:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The size of the job
  • How many areas need sealing

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

To help us quote quickly, let us know:

  • A few pictures by email, if you can
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will come back to you with a quote.

What remedial sealant looks like in Markbeech

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you live in an older home near Church of the Holy Trinity, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Hever Church of England Voluntary Aided Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Markbeech: your questions answered

Do you cover smaller places like Markbeech?

Yes, Markbeech is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Cowden station?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Can you take off two layers of silicone?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
