Remedial sealant for homes and businesses in North Street
In North Street, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. If you’re dealing with torn expansion joints and sealant that came away because the surface wasn’t prepared, we can help, on expansion joints, leaking tray & enclosure joints and shrunken worktop sealant alike.
Somewhere as small as North Street, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

What remedial sealant looks like in North Street
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
For landlords with property near Faversham station, a joint that keeps failing is best fixed properly while the property is empty. Schools such as Sheldwich Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Why act early in North Street
Stripping out botched sealant adds time to a reseal, but rarely a lot: the work takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. Where a wall is exposed, as many are in small places like North Street, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Quotes for remedial sealant in North Street
The price is agreed before any work begins. It takes into account:
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- The type of sealant required
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

North Street questions
Is North Street within the area you cover?
Yes. North Street is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Faversham station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we will quote it together.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
How long will it take to strip and reseal the joint?
Allow a few hours for a typical bath or shower, longer where several layers have been applied. You’ll know the timing when we quote.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
What we do, step by step
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. Somewhere like North Street needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children

Do you need remedial sealant in North Street?
Joint depth matters. A bead bonded on three sides, or laid too thick, cannot flex, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.
Any of these means the joints need attention:
- Torn expansion joints
- Sealant applied over old sealant that has lifted
- Black mould underneath the bead
- Caulk or the wrong sealant used in a wet area
In the older streets around Church of St James, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What to look for in a quote
- Whether the sealant suits the joint
- Whether VAT is included
- What insurance they hold
- Which colour the sealant will be
When something else is needed
It helps to know what we cannot do too:
- A tray or worktop that needs refixing first
- Cracks in the fitting rather than the joint
- Older mastics that may need an asbestos check before removal
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before booking.
Surfaces we seal
- Failed movement joints
- Botched or over-sealed joints
- Expansion joints
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
