How the job changes by surface

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned before backing and resealing.

Remedial sealant for homes and businesses in Ightham

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. If you have thick, messy sealant smeared over tiles and worktop sealant that has shrunk and split, we can put it right, on botched or over-sealed joints, mouldy bath & shower sealant and shrunken worktop sealant alike.

In a village or hamlet like Ightham, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Do you cover smaller places like Ightham?

Yes. Ightham is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or drop us an email.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings. The product needed can limit the range.

Can you remove old sealant without damaging the bath?

Yes. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. Any existing damage is pointed out before any work starts.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

What if the leak is not the sealant?

You will hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, so we won’t pretend it will.

How the visit works

We bring everything the job needs with us. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours, depending on how many layers have to come out. Somewhere as small as Ightham, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Before we arrive

  • Mention any tricky access
  • Clear the area around the work
  • Tell us if parking is tricky

What affects the cost of remedial sealant

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The type of sealant required
  • How much there is to do
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • Where the property is
  • The type of property
  • How we’d reach the joints
  • The problem you’ve noticed

Every job is quoted individually, so the first step is telling us about yours. Simply ring 0345 464 0079 or email us and describe the job, and photos are welcome.

Why it’s worth doing now in Ightham

Another bead over the top will not fix a failed joint. It doesn’t grip the old layer, leaving the leak in place and one more layer to cut out later. Where a wall is exposed, as many are in small places like Ightham, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us.

  • 12-month guarantee on every job

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Never seal over old silicone
  • Use a soft cloth, not a scourer, on silicone
  • Check trays and worktops do not move
  • Keep an eye on the ceiling below the bathroom

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

Do you need remedial sealant in Ightham?

A lot of failed joints have been sealed over rather than replaced. New silicone can’t stick to the old bead, so the top layer lifts and water and mould collect between the two.

These are the problems we’re asked about most:

  • Caulk or the wrong sealant used in a wet area
  • Beads that never stuck properly
  • Black mould underneath the bead
  • Floor or wall movement joints that have failed

In the older streets around Church of St Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
