Remedial sealant for Labour-in-vain homes and businesses

What happens if it’s left?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Older cottages and farmhouses around Labour-in-vain can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How we handle remedial sealant in Labour-in-vain

If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have photos when you call 0345 464 0079 or drop us an email, along with when it was last resealed. We work on leaking tray & enclosure joints, failed movement joints and mouldy bath & shower sealant, and common reasons people get in touch are kitchen joints letting water behind the worktop and beads that never stuck properly.

Somewhere as small as Labour-in-vain, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. For a village or hamlet like Labour-in-vain, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in

Advice

How the job changes by surface

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning before resealing.

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

Bathrooms and kitchens in Labour-in-vain

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For an older house near a landmark such as Church of St George, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Wrotham School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What sealant work can’t fix

To be straight with you, there are a few things sealant will not fix:

  • Cracks in the fitting rather than the joint
  • Tiles that have come away from the wall
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

What we are called out for in Labour-in-vain

Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.

Keep an eye out for any of the following:

  • Smears and lumps from a botched reseal
  • A second bead peeling off the first
  • Mould trapped under a layer of silicone
  • Caulk or the wrong sealant used in a wet area

For landlords with property near Borough Green & Wrotham station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What to look for in a quote

  • Whether the sealant suits the joint
  • How much experience the applicator has
  • The length of the guarantee
  • Are they insured?

Choosing a sealant specialist

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
