How the job changes by surface

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before we reseal.

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, and then we reseal it neatly.

Remedial sealant in Staple

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. If you are dealing with a shower that leaks however often it’s resealed and smears and lumps from a botched reseal, we can help, on failed movement joints, mouldy bath & shower sealant and leaking tray & enclosure joints alike.

In a village or hamlet like Staple, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Big or small, it’s backed by our one-year guarantee in Staple and across Kent.

What affects the quote in Staple

The price is agreed before any work begins. It takes into account:

  • The number and length of the joints
  • Which sealant suits the joint
  • Any working-time requirements on site
  • Mould in or behind the old joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What we need to know

To help us quote quickly, let us know:

  • The type of property
  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

Landlord and commercial work in Staple

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

When it isn’t the sealant

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Plumbing leaks behind walls or under trays
  • A tray or bath that’s cracked
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Failed movement joints

How it works

The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours, depending on how many layers have to come out. Somewhere as small as Staple, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Do not point over movement joints
  • Air the bathroom so the sealant can dry
  • Check ceilings under showers for marks
  • Use a soft cloth, not a scourer, on silicone

Keep the room ventilated: use the extractor or open a window after showering.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Staple homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Church of St James include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Adisham station, botched sealant from a previous quick fix is easier to strip out between tenants.
