Questions from Hazelwood

Can you help a landlord with a rental near Chelsfield station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover Hazelwood for bathroom resealing?

Yes. Our work covers London and the South East, and Hazelwood is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear price.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Are you fully insured?

Yes. We’re fully insured for domestic and commercial work.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Bathroom resealing in Hazelwood, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Hazelwood. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. If you have new sealant laid over old sealant that is now lifting and a joint torn by a bath that flexes, we can put it right.

Homes around Hazelwood are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

How it works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. In a small place like Hazelwood, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in

Advice

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Dry worktop joints after washing up
  • Do not let bottles sit on the bead
  • Never pick at the silicone with a blade
  • Check the joints every few months for splits or lifting

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Bathroom resealing in Hazelwood: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Downe Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Mary's Church, walls and floors in older homes can move, and sealant and grout show it first.

What sealant work cannot fix

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Loose or hollow tiles, or failed tanking behind them
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

What we seal

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Basins & vanity units
  • Shower trays & enclosures

Do you need bathroom resealing in Hazelwood?

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Common reasons people contact us are:

  • Sealant that has split, shrunk or peeled away
  • Gaps where the bath or tray has moved
  • New sealant laid over old sealant that is now lifting
  • Water escaping at the shower enclosure

For landlords with property near Chelsfield station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What to look for in a quote

  • Is the old sealant removed completely?
  • Who turns up on the day
  • Which colour the sealant will be
  • Are they insured?

Our hiring checklist

Work for landlords, hotels and businesses

For anyone letting property in or around Hazelwood, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

What affects the cost of bathroom resealing

Call for a quick quote. What matters most is:

  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • The size of the job
  • Whether the work is at height

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Roughly how big the job is
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height

For a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

What the job involves on each surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
