How we handle bathroom resealing in Fordcombe
It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with splits where the tray meets the wall and water escaping at the shower enclosure, across basins & vanity units, sinks & splashbacks and shower trays & enclosures.
Being in a small place like Fordcombe makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Fordcombe: your questions answered
Can you help a landlord with a rental near Ashurst Kent station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.
Is Fordcombe in your area for bathroom resealing?
Yes. Our work covers London and the South East, and Fordcombe is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
How long before the new sealant can get wet?
After around 24 hours in most cases. You will get the exact cure time before we leave.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What we’re called out for in Fordcombe
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
Most people get in touch when they notice something like this:
- Damp behind the bath or under the tray
- Failed sealant on the screen profile
- A bead that has pulled away from the tiles
- Splits where the tray meets the wall
If you live in an older home near Church of St Peter, older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before booking
- The length of the guarantee
- Are they insured?
- Whether all the old sealant comes out first
- What happens if they find a problem under the old sealant
How it works
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a couple of hours for a single bath or shower. Somewhere as small as Fordcombe, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Check the joints every few months for splits or lifting
- Let new sealant cure fully before it gets wet
- Clean with a mild bathroom cleaner and a soft cloth
- Avoid abrasive pads on the sealant
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Different surfaces, different methods
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

What affects the quote in Fordcombe
You’ll get a clear quote before any work starts. It’s based on:
- When we can work, for business premises
- Whether there’s mould to deal with
- The size of the job
- How many areas need sealing
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- A few pictures by email, if you can
- The problem you’ve noticed
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
Asking for a quote is easy: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand.
When it is not the sealant
Before booking, it’s worth knowing the limits:
- Water coming from the plumbing rather than the joint
- A tray or bath that is cracked through
- Cracked or missing grout between tiles (that is regrouting)
If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Bathroom resealing in Fordcombe: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Schools such as Fordcombe Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
