How we quote for bathroom resealing

The quote reflects the job in front of us. We take into account:

  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • The number of rooms or windows

Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The address or postcode of the job
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs
  • A few photos by email, if you can

To get a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.

How it works

When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before we start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a village or hamlet like Stocks Green, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Wipe the sealant dry after showering
  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead
  • Use gentle cleaners on the silicone

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

When to call us in Stocks Green

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

If you can see any of these, it’s time to have the joints looked at:

  • Water getting behind the bath panel
  • Black spots spreading through the bead
  • Shrunken sealant along the back of a worktop
  • Failed sealant on the screen profile

For site and facilities teams at buildings such as Hildenborough Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions to ask before booking

  • How the colour is chosen
  • Whether they seal over old material or remove it
  • What product goes in the joint
  • Who does the work, and how experienced they are

Bathroom resealing in Stocks Green: local notes

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Parish Church of St John, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Hildenborough station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

We will not take on work that will not last, so these are the limits:

  • Damage behind the tiles that needs a tiler
  • Cracked or missing grout between tiles (that is regrouting)
  • A leaking waste, trap or valve

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

Landlord and commercial work in Stocks Green

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Your questions about bathroom resealing in Stocks Green

Do you work for landlords with property near Hildenborough station?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Can you do bathroom resealing in Stocks Green?

Yes. We work across London and the South East, and Stocks Green is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.
