FAQs for Underriver

Is Underriver within the area you cover?

Yes. Underriver is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Hildenborough station?

Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Where do you work from?

Mr Mastic is based in Crawley. We cover Underriver and the rest of Kent.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

How we handle bathroom resealing in Underriver

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. If you have water escaping at the shower enclosure and a reseal done over the top of the old bead, we can put it right, whatever the surface.

In a village or hamlet like Underriver, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Underriver homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

How it works

At the end, we look at the finished work together. The visit itself generally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. For a village or hamlet like Underriver, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Keep children and pets away from the work area

Aftercare tips

To keep the joints looking good and working properly:

  • Dry the bead with a towel now and then
  • Wipe up water along the back of the worktop
  • Never pick at the silicone with a blade
  • Open a window or run the fan so the room dries

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Water coming from the plumbing rather than the joint
  • Damage behind the tiles that needs a tiler
  • A tray that rocks until it’s re-bedded

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

What the job involves on each surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
