Hadlow New Build Mastic
Our applicators work in Hadlow on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Skirting joints opening in the first winter
- Smeared, uneven beads picked up at snagging
- Shower seals failing in the first year or two
New build mastic in Hadlow
Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. We work on windows & doors, plot handovers and skirting & floors, and common reasons people get in touch are cracks appearing as a new home settles and smeared, uneven beads picked up at snagging.
Around Hadlow, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.
We stand behind the work with a 12-month guarantee.

Hadlow: your questions answered
Is Hadlow within the area you cover?
Yes, Hadlow is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work for landlords with property near Beltring station?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.
Do you guarantee your work?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Where are you based?
We are based in Crawley, and we work across South East England, London and Scotland.
How long does new build mastic take?
Typically it takes anything from a few hours to several days, depending on the number of plots. Larger jobs naturally take longer, and we’ll tell you how long to expect.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
What affects the cost of new build mastic
Every job gets its own quote. These are the things that affect it:
- The number and length of the joints
- Any working-time requirements on site
- Whether there’s mould to deal with
- Which sealant suits the joint
Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- Where the job is, and your postcode
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before

Surface by surface
Skirting and floors
As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk.
Kitchens
As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. A fresh flexible bead closes them.
Common problems we fix in Hadlow
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.
The problems people normally mention when they call include:
- Gaps between new skirting and floors
- Shower seals failing in the first year or two
- Sealant applied over dusty or wet surfaces
- Internal frame sealant that has split
If you’ve bought a new home near Beltring station, the sealant around baths, showers and frames is worth checking in the first year or two.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Whether all the old sealant comes out first
- Whether they’re fully insured
- How long the guarantee is
What happens on the day
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most snagging lists, longer for a run of plots. In a small place like Hadlow, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Each area is checked and left with its cure time.
How to prepare
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky
- Tell us about any water getting in
