How we handle bathroom resealing in Dunk's Green
Homes in Dunk's Green have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on wet rooms, baths and sinks & splashbacks, and the jobs we see most are splits where the tray meets the wall and cracked, shrunken or lifting silicone.
Homes around Dunk's Green are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
Big or small, it’s backed by our 12-month guarantee.

What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- When we can work, for business premises
- Mould in or behind the old joints
- How many rooms, windows or areas are involved
- Whether the work is at height
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.
Do you need bathroom resealing in Dunk's Green?
Black mould is behind a lot of resealing. Steamy rooms that do not dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
It’s worth asking for a quote if you see:
- Damp behind the bath or under the tray
- Smears of silicone across the tiles
- New sealant laid over old sealant that is now lifting
- A joint torn by a bath that flexes
In the older streets around Plaxtol Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What your quote should include
- How hidden problems are handled
- The length of the guarantee
- How long to leave it before use
- Which sealant they’ll use, and why
The process
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for a single bath or shower. Somewhere like Dunk's Green needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
How to prepare
- Move anything stored near the joints
- Tell us if parking is tricky
- Keep children and pets away from the work area

Advice
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Avoid abrasive pads on the sealant
- Wait for the cure time we give you
- Do not let bottles sit on the bead
- Wipe the sealant dry after showering
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Surface by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Bathroom resealing around Dunk's Green
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Plaxtol Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Borough Green & Wrotham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What do you need from me for a quote?
A short description and the location, with photos by email if possible. We will ask anything else we need to know.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows. Around Dunk's Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.
