How we handle bathroom resealing in Crouch

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Typical jobs include water escaping at the shower enclosure and shrunken sealant along the back of a worktop, on shower trays & enclosures, baths and kitchen worktops & upstands.

Homes around Crouch are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Squeegee the walls and tray after use
  • Open a window or run the fan so the room dries
  • Keep bottles off the sealant line
  • Wait for the cure time we give you

Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Different surfaces, different methods

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Bathroom resealing in Crouch: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Borough Green & Wrotham station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of St Mary include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Borough Green Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

The process

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. Somewhere as small as Crouch, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Crouch questions

I let a flat near Borough Green & Wrotham station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Do you cover smaller places like Crouch?

Yes, Crouch is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or drop us an email.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Does the resealing come with a guarantee?

Yes. Every job carries our one-year guarantee.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses.

Why it’s worth doing now in Crouch

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Older cottages and farmhouses around Crouch can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
