How we handle bathroom resealing in Comp

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have water getting behind the bath panel and water escaping at the shower enclosure, we can help, whatever the surface.

Somewhere as small as Comp, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You’re covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Let new sealant cure fully before it gets wet
  • Keep scourers and sharp tools away from the bead
  • Wipe the sealant dry after showering
  • Wipe up water along the back of the worktop

Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Bathroom resealing in Comp: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Platt Church of England Voluntary Aided Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we do, step by step

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Comp, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children

Honest limits

We will not take on work that will not last, so these are the limits:

  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it is not properly supported
  • Failed grout lines across the wall

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths
  • Shower trays & enclosures

Surface by surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Common questions in Comp

Is Comp within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Borough Green & Wrotham station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Where do you work from?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

What colours of sealant can you use?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply call 0345 464 0079 or send us an email.

Leave it or put it right?

Sorting it now is quick: the work takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Older cottages and farmhouses around Comp can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Do you need bathroom resealing in Comp?

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

The most common problems we see are:

  • Lumpy, uneven sealant from a DIY attempt
  • Leaking joints on a shower screen
  • Black mould in the silicone that won’t clean off
  • A bead that has pulled away from the tiles

For landlords with property near Borough Green & Wrotham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
