External mastic in Edenbridge

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. If you are dealing with joints pointed up with cement by mistake and joints where the bead has come unstuck, we can put it right.

Houses in smaller places like Edenbridge can stand more in the open than those in a built-up town, so exposed walls and rooflines take more wind-driven rain. That is where gutter joints and wall joints tend to fail first.

Every job is covered by our 12-month guarantee.

Edenbridge questions

Do you cover smaller places like Edenbridge?

Yes. Edenbridge is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Edenbridge for external mastic?

Yes, Edenbridge is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Can a movement joint be filled with mortar?

No. Cement or mortar can’t stretch. If it has already been filled, we can usually cut it out and reseal it.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months, wherever you are.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

When it is not the sealant

It helps to know what we can’t do:

  • Cracking across the wall rather than at a joint
  • Render that’s blown, hollow or coming away
  • Subsidence or other structural problems

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Surfaces we seal

  • Joints between brick and frames
  • Concrete & block
  • Façade panels
  • Brickwork movement joints
  • Copings & trims
  • Render & cladding joints

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens if it’s left?

Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way. In an older home around Edenbridge, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Doing several joints on one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Surface by surface

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Keep movement joints as flexible joints, not mortar
  • Deal with leaking gutters that soak the joints below
  • Look over the joints every year, ideally after winter
  • Act on the first splits you see

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

The process

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours to a few days, depending on the length of joint and the access for a typical job. For a job in Edenbridge, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky
  • Clear items away from the joints we are working on

Edenbridge buildings and the weather

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Hever Castle (about 2.4 miles south-east) nearby, there’s older building stock in the area around Edenbridge as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

For an older house near a landmark such as Church of St Peter and St Paul, older walls, gutters and the joints where extensions meet them need a flexible sealant. Managing a site like Edenbridge Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Edenbridge Town station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.
