How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. For a village or hamlet like Charlwood, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property

How to get a quote

What we cannot put right

New sealant cannot fix everything, and we’ll tell you before any work starts. Sealant won’t put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.

What we seal

  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures

Signs you need bathroom resealing in Charlwood

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

It’s worth asking for a quote if you see:

  • Gaps where the bath or tray has moved
  • Black mould in the silicone that will not clean off
  • Sealant that has split, shrunk or peeled away
  • Smears of silicone across the tiles

For an older house near a landmark such as Church of St Nicholas, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What affects the quote in Charlwood

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • Access and height
  • The product the joint needs

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The problem you’ve noticed
  • The address or postcode of the job
  • Whether it has been sealed before
  • How we’d reach the joints

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Keep bottles off the sealant line
  • Keep an eye on the corners, where splits start
  • Use gentle cleaners on the silicone
  • Keep the fan on for a while after bathing

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Common questions in Charlwood

Is Charlwood within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work in hotels near Charlwood?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

What information do you need?

A short description and the location, with pictures by email if possible. We will ask anything else we need to know.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Where are you based?

We work from Crawley. We cover Charlwood and the rest of Surrey, along with the rest of our area.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Is it OK to put new sealant on top of the old bead?

No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

What happens if it’s left?

Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a small place like Charlwood, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start.

Bathroom resealing around Charlwood

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Charlwood has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For landlords with property near Ifield station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Charlwood Village Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
