Bathroom resealing in Printstile
A bead that has gone black, split or come away is worth sorting before it lets water through. Just call 0345 464 0079 or email us with a photo of the joints, and you will get a clear quote before any work starts. Common call-outs are for splits where the tray meets the wall and lumpy, uneven sealant from a DIY attempt, on basins & vanity units, wet rooms and shower trays & enclosures.
Somewhere as small as Printstile, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Common problems we fix in Printstile
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone usually will not clean off.
The problems people usually mention when they call are:
- A reseal done over the top of the old bead
- Water getting behind the kitchen upstand
- Splits where the tray meets the wall
- Black spots spreading through the bead
If you let a flat or house near Leigh (Kent) station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Your questions about bathroom resealing in Printstile
Can you help a landlord with a rental near Leigh (Kent) station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Do you cover Printstile for bathroom resealing?
Yes. We work across London and the South East, and Printstile is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Landlord and commercial work in Printstile
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Bathrooms and kitchens in Printstile
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as St Gregory's Catholic School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Parish Church of St Lawrence, older homes can move a little, which is hard on rigid grout and tired sealant.

How it works
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a couple of hours for a single bath or shower. For a village or hamlet like Printstile, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Before we arrive
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
- Clear the area around the work

Advice
Why deal with it now?
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Older cottages and farmhouses around Printstile can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Cracked or missing grout between tiles (that’s regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Move toiletries away from the joint
- Never pick at the silicone with a blade
- Look for lifting corners and small gaps now and then
- Keep the fan on for a while after bathing
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
