Bathroom resealing in Yelsted
Across Yelsted, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you’re dealing with gaps between the worktop and the wall and failed sealant on the screen profile, we can put it right, on kitchen worktops & upstands, shower trays & enclosures and baths alike.
Around Yelsted, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
Big or small, it’s backed by our one-year guarantee.

Signs you need bathroom resealing in Yelsted
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
These are the problems we are asked about most:
- Cracked, shrunken or lifting silicone
- Water getting behind the kitchen upstand
- New sealant laid over old sealant that is now lifting
- A messy, uneven bead from a previous reseal
If you let a flat or house near Rainham (Kent) station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What to look for in a quote
- Which sealant they’ll use, and why
- How long the guarantee is
- How long to leave it before use
- How the colour is chosen
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Stick to a soft cloth and a mild cleaner
- Keep the fan on for a while after bathing
- Wait for the cure time we give you
- Dry the bead with a towel now and then
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

How the job changes by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
Leave it or put it right?
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Older cottages and farmhouses around Yelsted can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
Why book with us
- Anti-fungal silicone where joints get wet
- White, clear, grey or coloured to suit, where the product allows
- Sealant colour chosen to suit

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
- Loose or hollow tiles, or failed tanking behind them
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

What we do, step by step
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for a single bath or shower. Somewhere as small as Yelsted, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
How to prepare
- Clear items away from the joints we are working on
- Mention any parking rules near the property
- Let us know about stairs, lifts or work at height

Is Yelsted within the area you cover?

How long does the new silicone need before I use the shower?
After around 24 hours in most cases. You’ll get the exact cure time before we leave.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Do the sealants smell?
There can be a smell while the sealant cures. Ventilation helps.
Is it OK to put new sealant on top of the old bead?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
Do you have insurance?
Yes. We are fully insured, and we can confirm the details when we quote.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
