About our window mastic in Yelsted
Whether it’s one leaking patio door or every frame on the house, you’ll get a clear quote before we start. Just call 0345 464 0079 or email us and tell us how many frames there are and how they’re reached for window mastic in Yelsted. We work on uPVC windows, timber windows & doors and aluminium frames, and common reasons people get in touch are damp patches on the reveal after heavy rain and gaps left after new windows were fitted.
Homes in small places like Yelsted often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
You are covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or email us.

When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- Damp coming through the wall itself rather than the frame joint
- Worn gaskets, brush seals or a door that has dropped
- Rotten timber, which needs a joiner first
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Why act early in Yelsted
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Older cottages and farmhouses around Yelsted can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Surface by surface
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that.
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.
Do you need window mastic in Yelsted?
Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.
Any of these means the joints need attention:
- Draughts coming in around windows and doors
- Rushed sealant from a window installation
- Cracked internal joints between frame and plaster
- Cracked or shrunken mastic around the frame
Schools such as St Augustine of Canterbury Catholic Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Clean frames with a soft cloth and soapy water
- Do not paint over the silicone
- Clear any debris from frame drain holes
- Look round the frames every year or so
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
Common questions in Yelsted
Do you cover smaller places like Yelsted?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Yelsted in your area for window mastic?
Yes, Yelsted is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear price.
Can you do the inside joint as well?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
How long before the joint can be used?
Cure times vary by product. We tell you how long to leave it before we go.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Are you insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
What window mastic looks like in Yelsted
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

The process
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a village or hamlet like Yelsted, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Before we arrive
- Keep pets and children clear of the area while we work
- Clear items away from the joints we’re working on
- Where the joints are inside, avoid wetting them before we arrive
